Lex Legale was founded on a clear premise: foreign buyers and residents on the Costa del Sol deserve qualified, independent legal advice — given in English, by lawyers who understand Spanish property law and procedure from the inside.

We are a boutique law firm with offices in Marbella, Mijas and Fuengirola. Every instruction is handled personally by a qualified Spanish lawyer. We are entirely independent — we have no ties to real estate agencies, developers or banks, which means our only obligation is to you.

Working with us

Buying a property in Spain: six clear steps.

Every property transaction follows the same structure. Here is exactly what Lex Legale does at each stage — and what you need to be ready for.

Reservation deposit

A deposit of around €6,000 removes the property from the market while we carry out checks. We advise on the reservation contract before you sign anything.

Due diligence

We verify title, check for encumbrances, confirm planning status and review the vendor's right to sell. If anything is wrong, we find it here — before you are committed.

Private contract (Arras)

Once due diligence is clear, we prepare or review the private purchase contract. A 10 % deposit is typically paid at this stage.

NIE & bank account

We arrange your NIE (Spanish tax number) and help you open a Spanish bank account — both required for the purchase. We handle the appointments.

Notary completion

We attend the notary with you (or represent you via power of attorney if you are abroad) for the signature of the title deed and transfer of funds.

Registration & utilities

We register the new title deed with the land registry and arrange the transfer of utilities — water, electricity and community fees — into your name.

A NIE (Número de Identificación de Extranjero) is the Spanish tax identification number required for any property purchase, opening a bank account, or registering as a resident. We handle NIE applications as part of every property instruction, and separately for clients who need one for other purposes.

Yes. We have offices in Marbella, Mijas and Fuengirola and take instructions from clients buying or residing anywhere on the western Costa del Sol, from Estepona to Málaga city. Most international clients work with us entirely remotely.
